Retention ledger per project and per contract (prime/customer receivable and subcontractor payable), with per-application accrual and a configurable retention-reduction threshold once completion crosses a percentage trigger. Scheduled retention release milestones (percent-complete, substantial completion, final completion) that snapshot the released amount off the live retention balance. Lien waiver engine for the four AIA-style waiver documents: conditional on progress payment, unconditional on progress payment, conditional on final payment and unconditional on final payment, matched one-for-one to payment applications. Waiver-required gates: a payment application cannot be released without its matching conditional waiver collected, and the next application on the same contract cannot even be submitted until the prior application's unconditional waiver is collected back. Preliminary notice / notice-of-intent / mechanics-lien deadline tracking with automatic overdue detection.
