Properties

register each rental (capacity, bedrooms, tourist licence number, owner, default nightly base price, cleaning fee, owner commission %) and an optional iCal/channel reference for manual calendar synchronisation.

Seasons & pricing

define dated price seasons per property (high / mid / low) with a per-night rate and a minimum-stay rule; bookings are quoted by walking each night through the matching season, falling back to the base price.

Bookings + availability

every reservation is checked for date overlap against confirmed/occupied stays of the same property, validates the minimum-stay rule, computes nights, accommodation, cleaning and total, and moves through draft → confirmed → checked-in → checked-out → cancelled.

Channel-sync status

record the sales channel (direct / Airbnb / Booking / VRBO / other), an external reference and a manual or iCal sync state. This is a reference/status tracker only — it does NOT call any channel API.

Cleaning / turnover

confirming a booking schedules a turnover cleaning on the check-out date; cleanings carry an assignee, duration and state and can be generated in bulk for a property and date range.

Owner statements

build a *liquidación* for an owner over a period: it collects the checked-out bookings, applies the property commission, and shows gross income, commission and net payable to the owner, line by line.
